Marketing and Promotion: Coordinating professional real estate photography, videography, and virtual tours. Creating detailed listings for the Multiple Listing Service (MLS) and other online platforms (Zillow, Realtor.com, etc.). Implementing a marketing plan that may include social media, email campaigns, brochures, and targeted advertising.

Showings and Open Houses: Scheduling and organizing property showings and open houses. Assessing potential buyers and liaising with buyer’s agents.

Offer Management:
Presenting and clarifying all received offers. Assisting the seller in evaluating and responding to offers, particularly in situations with multiple offers.

Home Search:  Listening to the buyer’s needs, budget, and desired features to create a personalized search strategy. Finding potential homes, often using the MLS to access properties not yet widely public.

Property Tours: 
 Scheduling and accompanying buyers to property viewings and open houses. Providing objective insights and identifying potential issues or benefits of a property.

Offer Submission:  Advising on a strategic offer price based on market data (CMA). Drafting and submitting the purchase offer and counter-offers.

Inspections and Appraisals:  Assisting in scheduling and attending home inspections and appraisals. Helping the buyer interpret inspection reports and negotiating any necessary repairs or credits with the seller.

Closing Guidance: 
Monitoring the loan and title process. Conducting a final walk-through before closing. Reviewing the closing disclosure and other documents to ensure accuracy and compliance.
